Located in the Historic Black Belt region, Perry County has a long history of successful agriculture. For generations, row crops such as cotton and soybeans were grown in the rich black fertile soils that give the region its name. Alabama Highways 5, 14, 80, 183, and 219 are the main thoroughfares that connect our county with other areas in the state. Marion is conveniently located within 50 miles of Tuscaloosa, 55 miles of Birmingham, and about 65 miles to Montgomery.

The crown jewel of Perry County is the pristine Cahaba River. The Cahaba is home to many unique species of plants and animals including the endangered Cahaba lily. Spending a day canoeing and fishing on the Cahaba is a real treat. Often overlooked, Perry Lakes Park is a spectacular place to enjoy a day in the outdoors. The park has miles of nature trails, picnic areas, restrooms, Barton's Beach, and a 100' tall birding tower.

Flying Squirrels- Reason #1036 to Buy Land in Alabama

Why do I recommend buying rural land in Alabama? Today my children and I were walking on our land in Marion (Perry County), Alabama and we came across this flying squirrel that is living in an abandoned bluebird house. We have seen this squirrel many times before, and he performed beautifully for the camera. This is just one more reason why I love living in Marion, and it is one of a thousand great memories I have made here with my family.

78 acres +/- of land for sale which borders the Talladega National Forest in Perry County, Alabama. This property is located in the historic Black Belt of west Alabama. Alabama's Black Belt, and particularly Perry County, is world-renowned for its fertile black soil that produces outstanding white-tailed deer and wild turkeys. This land is well-priced at only $169,900, and is in a great recreational and hunting location.

Talladega National Forest SignThe land is already set up for hunting, with four food plots and three shooting houses. The property is bordered by Talladega National Forest on two sides. The many square miles of National Forest afford opportunities to hunt and utilize public land in addition to the property you would own. Good forests make good neighbors.

78 acres Small Stream

A small stream flows through the heart of the property, and a good internal trail system gives you access to all of the key areas of the land. The land is heavily timbered with a good mix of mature hardwoods and pines. The trees are about 30 years old according to the land owner. I have seen numerous white oaks, red oaks, water oaks, and even a couple of wild persimmon trees to provide food for the abundant wildlife.

Access to the land is by two gated entrances on Perry County Road 23. The property has about 1/4 mile of paved frontage on CR 23. The 78 acres of land is located approximately 45 miles from Tuscaloosa and 60 miles from Birmingham, making this a convenient place to getaway and enjoy the outdoors, and still make it home that evening. The land is located 12 miles south of the Sawmill Restaurant in Brent.

Realtors: Clients take their Cues from You.

It's crunch time. The property is under contract, and you're headed to the closing table. Some hiccup from the other side springs up and could possibly delay, or worse, derail the transaction. Realtors, how you process and communicate difficult news sets the tone for how your clients will respond to it.

Realtors run across a lot of scenarios in the normal course of business, and it helps to be seasoned and unflappable.  Our job often requires us to communicate difficult news about matters that are extremely important to our clients. These properties represent life savings, dreams, inheritances, and a host of other emotions and connections to our clients. With that in mind, here are a few suggestions on how to handle communicating difficult information to clients when problems arise:

1. Collect as much information as possible. Try to understand what the problem is and be able to articulate the issues as clearly as possible with your clients. Find out from the other agent what the specific problem with the buyer's financing is, or why the surveyor is taking so long to finish his work. Being able to communicate with details is important, so make the phone calls about all of the "what if's" before you contact your client.

2. "Tell them what you know; don't tell them what you don't know." Help your client understand what you know to be true. Then don't speculate about the reasons or motives behind what the other party is doing. Keep it professional, and don't let your conspiracy theories run away with you and eventually kill the deal. If they have a question about a scenario, and you do not know the right answer, say so, and then find out from your broker or someone who does know.

3. Be honest. This is a legal requirement (and a courtesy) to disclose to your client what you know to be true about their transaction. People will respect you and appreciate that you told them the truth and didn't withhold information "for their own good." I shoot straight with my clients when a listing is over-priced and they are in an area saturated with listings that are poised to sell more quickly than theirs. People may not like to hear it, but most do want an honest assessment of where they stand.

4. Be as positive as possible.  Even when the deal looks like it is coming apart at the seams, you can still be positive. "We found this buyer who was interested, and I know we can bring someone else who will appreciate your property as well." The light in which you present information is often how your clients will perceive it. Be honest and be as positive as possible. Don't be overly optimistic when it is not warranted. I encourage my clients once a property is under contract to be "Cautiously Optimistic" until we have a check in-hand.

These are a few things that have worked for me as I serve buyers and sellers of rural land in Alabama. They are applicable through all disciplines of real estate, and hopefully can be helfpul to the readers as well. Our clients really do take their cues from us, so be informed, be honest, and be positive.

The Top Websites for Rural Land for Sale

Residential and Commercial Realtors, do you know where to do an online search for rural properties in your area? If you just said your MLS, and you limit your search to only what is found there, then you are probably missing out on a significant number of land listings.

Many times brokers will advertise their properties in the MLS if they are members of a local association, but have you ever noticed that many rural areas do not have an association of Realtors close by, or it is not feasible for a land company to join two or three associations. The way many land companies handle this is by advertising on sites dedicated to advertising land.

What are the top land sites on the web? I advertise on all of these and have received quality leads from potential buyers from every one of these sites: LandWatch, Landflip, LandsofAmerica, LandandFarm, Loopnet.
